Lincoln Square is currently the second largest mixed use project in the United States. The site will house a future 27 story office tower, a 42 story Hotel/Condominium tower, and a five level retail center containing 16 movie theaters. All of this is built on top of an underground parking garage that has 1700 parking spaces. Construction for the retail, hotel, and condos began in July 2004 with a completion date for the retail and hotel in November 2005, and July 2006 for the condos.

Systems:
The parking garage is ventilated by circulation, exhaust, and supply fans. The parking garage ventilation system is controlled by CO detectors. The Hotel Base is a VAV HVAC system that is served by a built-up air handler within the building. A 300-ton sectional chiller supplies chilled water to the built-up air handler’s cooling coils. The 300-ton chiller also supplies the horizontal and vertical fan coil units that serve 16-stories of hotel rooms. These hotel room fan coils are heated by a hot water loop supplied by three boilers. The condo units are cooled/heated with water source heat pumps that are attached to a condenser water system. The retail atrium is served by a large V-cube HVAC unit that is attached to another condenser water system. The retail condenser water system will also serve all the Tenant Improvement projects within the five retail levels.
