Saying you’re the best can be influencing, thinking you’re the best can be motivating – proving you’re the best makes it so! MacDonald-Miller Facility Solutions was named the 2002 National Design/Build winner for projects over $500,000 for this retrofit/renovation project. The project was a fast-track remodel of a new 56,000 square foot office building to house a biotech company.

Systems:
The entire building is a post-tension slab structure with only 12’-0” floor-to-floor. All of the systems were installed in less than two feet of space. The lab areas are served by two (2) 100% outside air handling units complete with heat recovery, specialty filtration and variable speed drives. The laboratory areas are served by pressure independent, constant volume air valves complete with hot water heat.

The second floor administrative office area is served with a vertical air handling unit with VAV boxes, complete with hot water heat.

The upper level of the parking garage was converted to vivarium and cage wash/autoclave areas. This required a steam boiler.

New central chilled and hot water plants were added to serve the project. Specialty systems included three separate de-ionized water systems, vacuum, and compressed air. Three (3) fume exhaust systems were included in the project.

The building was fully commissioned by MMFS’s NEBB Certified Commissioning Group.
